Tips for Selling Your Home
Contrary to to what you might have heard in the media and observed from just riding around your neighborhood, homes are still selling! BUT, there are some basic rules that all home sellers should follow if you want the best chance for your home to be one that has a SOLD sign in the front yard.
- Don't price your home based upon the highest quote from a Realtor you interviewed- too often they are just trying to get a listing and you'll end up dropping the price and losing valuable marketing time.
- Price your home based on comparable home sales that are within 180 days old-the more recent the better due to the changes in the market.
- Don't price your home based upon "Active" listings in the area - this is what seller's would like, not what they sell for. Remember, anybody can ask anything for a home-it doesn't mean they will get it!
- If within 30 days (3 weeks in a better market) you receive no offers, the price is too high.
- Don't overprice your home with the idea you need "negotiating room" - buyers will first offer and begin to negotiate on homes that are better priced
